HOW WILL THIS WORK?Our company sign’s a multi-year lease with you, we pay you regular monthly rent, we provide an accommodation for our vetted corporate clients coming into town, we thoroughly clean the unit upon every turnover, and we address all maintenance issues as needed.

WHAT IS THE PROCESS?Once we receive a reservation request, an email is then sent to our clients, which requires them to verify their identity and submit their information for a criminal background check. Clients provide their full legal name, previous addresses, social security number and DOB.

WHAT IS THE COMPLIANCE PROTOCOL?For any third-party platform bookings, every guest must commit to and pass a background check, sign a rental agreement, fill out a questionnaire and provide a valid ID. We vet our guests carefully using this information and reserve the right to cancel any stay that flags our system.

WHAT HAPPENS AFTER THE CLIENT IS SCREENED?Once our clients have passed our screening process, they must sign our rental agreement, which includes your community standards, for the duration of their stay. The client's signature is legally binding with timestamps and their IP addresses, no severe criminal convictions; sex offenders including, but not limited to murder, terrorism, sexual assault, fundamental assault, battery and child abuse. Our screening checks the OFAC list and public state, and country criminal records as well as state and national sex offender registries.

HOW DO YOU MONITOR WHO IS COMING IN TO THE UNIT?To make certain of proper occupancy, “RING” cameras are installed at the entrance of all of the units. Coupled are smart locks with unique codes for the arriving guests, that go terminated at the closing of their stay. Our housing coordinator will also be available in person to handle any questions and concerns that the guests may have.

HOW DO YOU MITIGATE NOISE?To monitor appropriate noise levels and to ensure that consideration is being practiced, our company employs the assistance of noise monitoring devices that alert us in the event that the noise levels exceed the accepted decibel. Any noise exceeding 70 decibels is considered disturbing.

WHAT IS YOUR ON GROUND STAFF COMPRISED OF?Our company has a loyal team of professional and efficient house keepers, a handy man and an on-call site manager/coordinator.

WHAT’S THE LONGEST LEASE YOU ARE WILLING TO TAKE?We will gladly sign the longest leases you have.

HOW MANY UNITS WILL YOU TAKE?We will take as many units as you are willing to give us.

IN WHAT SHAPE WILL THE UNIT BE LEFT IN AT THE END OF THE LEASE?Our company’s plan is to renew every lease we sign; however, in the event that we part ways, your unit(s) will be left in tip top condition, as throughout the lease’s tenure, we will be cleaning and repairing as needed.

HOW WILL YOU CARE FOR THE PROPERTY?Light maintenance, touch ups and fundamental issues are resolved by us. Your property will be cared for like it’s our very own. It provides great benefit to our company that we keep your property in rentable condition AT ALL TIMES.
